Why is this not a good installation?
What are the hazards and how would you explain them to the owner of this property?

This is the base of a Light Pole near the parking lot in front of the condos in a popular resort area.

UF Cable for outside lighting crosses the face of the steps leading up to the house.

This Fixture is to the right of the step above.

I'm guessing here that they couldn't figure out how water was getting in this Fixture. I think they could've sealed one more thing ....

I think I'd lean heavily towards the physical damage scenario.
