It's a very, very rare thing for me...but I got to file a lien today.
The transmission shop featured in the thread "Auto Shop Horrors #2" never did get around to moving a few cars, so I could finish the job. Then he got in a squabble with his landlord, and got evicted.
The landlord, who is quite a piece of work himself....will now find I have a lien on HIS property. I think he "out clevered" himself, in his attempt to sucker tenant into paying to modernise his property.
They can 'bond around' a lien. I'm not a lawyer but this is legal move that takes the 'cloud' off of the property at the county clerks office. As I understand it, the cost to do so is a few hundred bucks and it allows the property to be sold without paying you.
