What's your take on including 5000 VA dryer load in residential load calc.:
(this is for a real eastate transaction)

gas stubbe for dryer, do I need to include 5KVA?

gas dryer stubbed and connected, 220V 30A dryer recept. wired but not used, do I need to include it?

Standard new house not built yet, has gas service, dryer not specified.

When (always?) do I automatically include dryer load and when can I omit it?

Jps1006, if you are going to install the receptacle and circuit you would need to include it in the calculation. At any given time an electric dryer could be installed if the receptacle is present.

If the receptacle and circuit were not installed you could omit it.
