wireways are horitontal only, i have to saw out any vertical runs, including those in the 12 pitch cielings to fan/lights....

all boxes are 4sq w/ side straps made to steel w/ tec screws.

wiring in nm

metal joists with grommets provided by yours truley....

fixtures by 'others'

( who is this 'other' guy who gets all the biz?)

i've solicited this T&M via estimate
( my best guess...... yup...)

To portray cost analysis vs. payback for potential prospects,the budding consortium , targeting energy related marketing , has asked a per sq. ft cost from all subs.


Can anyone post the going sq ft rate here??

Steve, I've heard from $1 per square foot (One word...How?!!?) to well over $3.5 to $4...

In fact, on the Spring House Cottage, I averaged about $2.22 if you count the basement sq ft, and $4.44 if you only count "living area".

The builder of this very job said his usual EC does 'em for $1 per sq ft.

I said I couldn't supply materials for that.

stick built in my area is about $3 per sq. ft. per EC

i guess we claim 'heated' living area.

if the basement is just porcelians & a GFI i'll just pop up another c-note .

this construction is a lot more labor intensive.

i've had to be inovative....

where the major sections meet there has been wood (2x10) tin, then another wood 2x10....
so there's no way to gromment the tin.

i used short pieces of non-mettallic pipe for nm protection there....more time....
